that was never part of my job description when I listed subdivisions....the closest I had was a 40B and only 25% was affordable....the rest market homes.... my job was marketing; covering the subdivision; and closing buyers....

Learned this many years ago and now can do it on a legal pad. I took many classes and worked with banks and developers to learn costs and target desired returns. No shortcuts here. You have to know the facts in your area.
