It's the appraiser all the way. I always meet them, hand them the comps which pretty much tells them that I know the area & these are good. But ... you will have the rogue that thinks they know the market too & pulls comps from 5 miles away.
They do hurt the buyer & I always say that if the buyer wants to pay 'x' let them do it for doggone it's sake.

During the last few years, I have challenged two appraisals... but neither was FHA. Local appraisers, unique properties, I brought in other comps and got the valuation raised both times. Win-win for everybody.

I worked with a buyer this year getting FHA financing and when the appraisal came back, it was 40K lower than purchase price. We walked away since the seller refused to lower the price to appraise value. I found my client another home and we moved forward and closed.
The property closed a several of months later at a lower price.

Just had a USDA loan come in 15K low, met the Appraiser (he had chip on his shoulder from the moment we met) gave him my comps, expained seller just put in New bathroom top end everything with heated floor...in his appraisal stated bathroom remodel 11-15 years ago...not happy seller

We always tell our listing agents to meet the appraiser and show them comps to justify the house. We haven't had this issue locally. But occasionally we do get a low appraisal. Right now with our seller's market, our sellers are sticking firm to their price and usually the buyer brings in the additional funds to close.

Yes, I have had the problem. I agree with Lynn Sims, you have to meet the appraiser and schmooz them a little. I find that they don’t like being the enemy, they just sometimes need a little help. It seems that everytime I had a chance to talk with the appraiser and extole the virtues of the house we get a positive result.

My go-to for FHA/VA (national lender) texted me yesterday and asked if we were experiencing undue delays in FHA appraisals . . . which we aren't . . . but I have not been hearing about low appraisals. Your market's undergoing rapid appreciation, no?

Early this year I had a seller have to adjust price for a VA appraisal being low. It was his best option for the timing and our market at the time. However haven't had a problem lately, but have a FHA appraisal I'm waiting to come in next week so I'll see.

I have had many homes not appraise (none of whic were my listing) this year and not just FHA and VA. I almost all cases the sellers came down. In on of the Conv cases, the appraisal was 9k off and buyer and seller met halfway with the buyer making up 4500 in cash. Two deals that did not appraise fell apart. These things happen in real estate.
You can try meeting appraisers if you want but you are wasting your time. Just be nice on the phone and offer assistance if needed. I have actually had a few of the appraisers call me for comps prior to completing the low appraisal. Most appraisers want to help but if you meet them a the home with a fist full of comps you are only going to aggravate them.
