I really haven't come across that problem with sellers. If you arrive with your homework done, they get it. Some might be a bit disappointed at my estimate, but I spend a lot of time explaining how the real estate market is hyper-local and that they can't make decisions based on national headlines. Of course, I don't waste much time ultimately with people who are not realistic and want to crazy overprice, so maybe that's why I don't feel I deal with a lot of sellers who are not in sync with the market.

I have walked away from 3 listings this year where I did not meet their price expectations and all 3 are still on the market from 3 to 6 months ago. Not worth it to take an over priced listing in a low inventory market.

50% of them need my expectations guidance and 50% are pretty realistic. Due to Realtor.com, Zillow and Redfin, many are in touch with their neighborhood, but quite a few have castle-syndrome.

Constantly an issue as many sellers view their homes as the 'Grand Palace' that any buyer would love to overpay to claim their own...even with the cars parked on the front lawn.

OH My! So many times. Especially when every media outlet is screaming Low Inventory and Prices are higher...every seller wants to list higher than last one in the neighborhood.

I think there's a couple kinds of sellers- those who are receptive to what you have to say & those who have a price in mind & don't really care what the market is doing. The latter is a bad listing because their mindset is based off pure ignorance. When the house doesn't sell you'll be asked to do more to sell it & you'll be blamed when it was the price that held them back from selling. It's not worth working with anyone who isn't reality-based about price.

I think a LOT of sellers in a sellers market, have that 'pie in the sky' belief but, when you educate them properly from the get-go, they come back down to earth!

   The majority of Sellers are realistic, especially if it's a cookie cutter subdivision or a neighborhood with lots of recent comps. 

   I have taken two overpriced listings in the last 10 years... both times it was a mistake.  Don't do it!

That does NOT mean they are non-receptive to valid data.

Corrections are EASY when the skilled agent accurately projects exactly how the market will respond. 15% above ceiling results in absolute silence.

Such validation makes the price beat-down more palpable for the seller.

I do think many sellers feel their home if worht more than their neighbor with an equal house.  That being said, a clear presentation fo comps, recent sales, etc and showing how homes that are priced right sell quickly usually helps list the home for the right price.

Sellers listen to me about 50% of the time. The old "Let's list it high and see what happens" doesn't work. I always give the examples of bidding wars, but they still think the list high will work, and unfortunately it more than often produces horrible results. Properties lingering on the market, getting less than the original comps I presented to them at the listing appointment. My last listing actually listened to me and priced the home even lower than I recommended. Holy cow, my phone won't stop ringing! I have a pile of offers, 8 and more coming in after 48 hours on the market. Disabling ShowingTime right now to get some peace and quiet for both me and the seller!

My guess is that 90% of all sellers are looking for guidance from the agent to set the price.  That is why I will give an estimated sales price and the best list price to get there.

Even when you come prepared, I have had sellers who are unrealistic.  They think their property is different, unique, special even though the house 2 doors down is the same condition and layout.

They often start that way and our job is to educate them. I had seller a couple years ago assume his home was comparable to the one just sold up the street. His was smaller, updated in a less than professional manner (by comparison) and had some questionable paint choices that they refused to address at first.  Because they were friends, we started at my price, but without the corrections and it sat. After the first price drop, they started to listen and made some suggested changes and it eventually sold.

I put in a lot of time to come up with an accurate CMA - 
I then thoroughly share my findings at the pre-listing appointment -
I have never encountered a seller that was $100k out-of-sync with my findings  but if that were the case, and they were absolutely set on listing the home $100k above what my CMA could support, I would wish them well in finding another Realtor to list the home.

It's our job to align the seller's expectations and put them in sync with the current market.  If they positively won't come back to reality, "next"...
