I really haven't come across that problem with sellers. If you arrive with your homework done, they get it. Some might be a bit disappointed at my estimate, but I spend a lot of time explaining how the real estate market is hyper-local and that they can't make decisions based on national headlines. Of course, I don't waste much time ultimately with people who are not realistic and want to crazy overprice, so maybe that's why I don't feel I deal with a lot of sellers who are not in sync with the market.

I think there's a couple kinds of sellers- those who are receptive to what you have to say & those who have a price in mind & don't really care what the market is doing. The latter is a bad listing because their mindset is based off pure ignorance. When the house doesn't sell you'll be asked to do more to sell it & you'll be blamed when it was the price that held them back from selling. It's not worth working with anyone who isn't reality-based about price.

I do think many sellers feel their home if worht more than their neighbor with an equal house. That being said, a clear presentation fo comps, recent sales, etc and showing how homes that are priced right sell quickly usually helps list the home for the right price.

Sellers listen to me about 50% of the time. The old "Let's list it high and see what happens" doesn't work. I always give the examples of bidding wars, but they still think the list high will work, and unfortunately it more than often produces horrible results. Properties lingering on the market, getting less than the original comps I presented to them at the listing appointment. My last listing actually listened to me and priced the home even lower than I recommended. Holy cow, my phone won't stop ringing! I have a pile of offers, 8 and more coming in after 48 hours on the market. Disabling ShowingTime right now to get some peace and quiet for both me and the seller!

They often start that way and our job is to educate them. I had seller a couple years ago assume his home was comparable to the one just sold up the street. His was smaller, updated in a less than professional manner (by comparison) and had some questionable paint choices that they refused to address at first. Because they were friends, we started at my price, but without the corrections and it sat. After the first price drop, they started to listen and made some suggested changes and it eventually sold.
