I always get at least a 'few' neighbors that stop by and sometimes neighbors are the best source of marketing...they may know others that are interested in purchasing in the same neighborhood.

That has not happened yet. If it did, I would certainly make sure the neighbors are thinking about what friends and family members they would like to move into the area.

I can't recall ever having just neighbors but I do recall some who referred to themselves as 'just nosy neighbors' .  I don't see this as a problem but as an opportunity to learn.

Seems like a small % as many of the neighbors have been in the house before and know what it looks like. I don't care if they nose. They might mention that it's for sale and could attract an interested buyer.

If I'm holding an open house just getting people through the door is satisfactory.  I have sold one home directly from my open house and it wasn't the house being held open.  Lookie Loos are welcome as activity creates activity.  Well over 50% are not going to buy or sell within the next six months.

Although some may be nosy it always pays to do your due diligence. Maybe there's a neighbor who want to sell there & you can make a valuable contact for the present or future. Maybe one has family or friends moving back to the area & they would love to live on the same block. It never hurts to do a little investigating into people's motives.

I think they are often coming thru, my Open House this past weekend, had 4 neighbors and one wants to list, so bring on the neighbors! Had 10 other showings, from drive bys and agents bringing clients by...so neighbors we around 30% for me on that one

I have had a few open houses that only had the neighbors and I take the time to find out if they will be selling in the future so didn't feel it was a waste.
