The traditional time out here is Sunday from 1-4, however the scourge of saturday open houses has been becoming more and more popular.  Sadly, they are in addition to sunday ones.  Some realtors apparently have no life.

11AM on Saturdays or 1PM on Sundays to catch the church crowd!

The most common time here in VA is Sunday 1-4. Some agents do 2 hour opens like Noon to 2, or 1-3. Others experiment with Saturday Open House Noon to 2. I figure a certain percenage go to church on Sundays, and seems that most people show up closer to 2;30-4 range when i've done them. On Saturday, kids have sports practices and games, so I think Sunday's are better if you're going to do them. Broker Opens are usually on Tuesdays Noon to 2:00.

I don't do them so my opinion is no time is a good time.

It depends, but typically here they are 1 - 4 or 2 - 5 on Sundays, with the next most popular being Saturdays.

Depends on your area.  Sunday 1-4 is good here. Saturday is busy with sports and families are scattered.  

we do ours for 2 hours ....and they range from as early as 11:00am to as late a start time as 1:00pm....

Ive had a lot of success with 11-2 , but lately have been adding an hour ,, been getting a lot of traffic from 2-3 ,, ( noon time is the slowest..)

Never, Will. Just kidding. They really produce very little in our community, but a bunch happen around here each month. 

I like 1-4pm or even 2-4pm Sat or Sunday. Most homes sell so quick i do not even have to do an open house. 

There is no best time IMHO. Whenever someone wants to see a house...I make it an impromtu Open.   And they are for 1 hour.

Open Houses are generally 1 to 4 on Sunday and conducted from the 1st Monday after New Years Day through the weekend before Memorial Day.

Traditionally 1-4 here, but there are a few other staggered times on occasion when agents are trying to do more than one in a day.

The best time is when "the" buyer is ready to buy.

Looks like the winning answer is SUNDAY between 11:00 to 5:00 Seems like a 2 hour time frame per house is standard. Second, best answer is NEVER.

When I did them I found weekend afternoons 1-3 or 1-4. I only do them now if a client wants one.

When we used to schedule them, the best times were Sunday 2-4.

I do 1.5 -2 hours 

typically 11-1 or 1230-2 on sundays 

In this market the answer may be anytime....if necessary

We typically do these on weekends.  

  All day every day... on the internet, with good photos and video.

Sunday 2:00 to 5:00 PM. The extra hour after 4:00 PM yields good traffic because buyers are done looking at all the open houses that shut down at 4:00 PM. They also have more time to experience the home because they're rushing to other houses.

It all depends on your area. Saturdays seems to work here.

Our video logs show 10PM at night is the peak time for the show and tell on demand. Limited 2 hour windows to see don't fit everyone's schedule. The videos make it open house for someone three times zones away, no matter what the weather or their location. 

Noon to 4

Depends on the PURPOSE of the open house.

For example if the PURPOSE is to get more listings, it should be an invitation only Friday evening open house.

If the PURPOSE is list building, another day and strategy will work better.

No Purpose for an open house is simply spending time. Spending that currency should be managed with real focus.

In our market Sat or Sun between 1 and 4.

In our area, open houses are on Sunday from 1 to 4. We've experimented without success with other days and times.

Those who do them typically do Sunday, 1 - 3 pm.  I tried a Wednesday 5 - 7 pm once... DISASTER.  

Any daylight hours work for us within reason based on traffic patterns and custom.

I will schedule one midweek within a day or two of listing and then in most cases Saturday 12-3 and Sunday 1-4.  We never plan anything immediately after an open house. As long as people are showing up, we stay. I've had some marathons and the results are good when we do.
