Agents here over-work them - expireds will sometimes receive 75+ calls - many from the same brokerage who are teaching expireds too! 

I don't but have respect for those who work and are successful working expired listings.

You are right they are getting hard to find.  With this market there is a reason why a home didn't sell.  Price or location is the major ones

No I don't. They are pretty uncommon  here, too!

   Not in a long time, Paul.  In the early 90's I made a lot of money working expireds.  Before the DNC, I would be on the phone at 8:00AM setting appointments with the expireds that showed in the morning MLS update.

I haven't in at least three, if not four years. Nothing much expiring any more and often what does is not where I work or very saleable.

Even in this market there's always some around & it's hard to ignore a good expired.

We are no longer able to contact expired listings in our area... 

we rarely see an expired.... 

I never cared to work that segment... unless they found me, which did often happen.

No longer! Much easier when everyone had a land line!

Surprisingly we have a steady flow here. Many homes over priced that did not sell and often add in a lack of marketing and they are made for my call.

I did when I first started; however, as you mention they are harder to find plus few people have home phones so it is difficult to reach them.

I never did but I knew agents that were wizards at this.
