Work foreclosures. It takes a lot of time, effort and cash but it's the best way I know. You need to find someone that is still in there redemption period that's willing to take "cash for keys". Then you need to be able to flip the property before the end of redemption or pay off the underlining loan(s). It's the deep end of the real estate pool, you need to know the process in your state. BTW, expect competition.Ā

You really have to look hard now in the Lafayette, Indiana market but one of my investors bought a Fannie Mae and closed before Christmas and we sold it for him for a return of 66% on his investment in just four months.Ā Investors are at a disadvantage with HUD, Fannie Mae and Freddy Mac foreclosures as owner occupied buyers get first crack at them.Ā Sometimes it just works out though!
