I remember a time when I hand delivered EVERY offer to the seller...I could not trust the biased agents to submit it.

NO, it is not a violation of MLS, ETHICS or anthing else...IT IS MY JOB TO MAKE SURE THAT MY CLIENTS OFFER IS SEEN BY THE SELLER.

The only thing I could not do is negotiate directly with the seller...

How totally odd... who delivers paperwork these days? I do everything on line with esignatures. I recently helped two legally blind buyers purchase a home and we still did everything on line. Everytime I think I've seen and heard most everything in this business, I suddenly realize that I haven't.

That is odd - I understand you can present an offer in person to a seller, but pretty sure their agent needs to be present.  However, with no signature, it isn't a valid contract.

Why in the world would she deliver documents to YOUR client?   Very most likely a MLS violation.  I would nip that in the bud before he/she/it starts calling them too!

It a clear violation for her to contact your client... and just plain weird that she would hand deliver documents to your home, and to yoru seller...not to mention she submitted an offer with no signatures....

Unsusual indeed, unlikely to break any rules. In my state, the selling agent has the right to present the offer to the seller directly. Rarely happens, but it's possible.

Not a violation out here in Cali, they're allowed to go directly to the seller to present.  Should let the listing agent know first though and only as a last resort.  Wonder if they're new.  Either way, I'd have a "don't ever do an end-run around me again" conversation with that agent.

Strange doesn't even begin to cover it.  Don't be knockin' on my client's door without my permission.  That's a violation of the code of ethics, and probably a violation of local MLS rules, as well.

I don't think that it is an acceptable business practice.  The time limits may have expired by the time it was dropped off.  You might want to look for another agent to work with.

I think you need to reach an agreement with your client, in writing, that all communications with to the sellers must go through you. Provide a copy to the buyer's. She is taking advantage of her familiarity with the sellers and no good will come of it.
