I dont think that a deed has that much power, but if it is valid then it is not fraudulent.

You cannot stop attempts of fraud and you cannot prevent unethical behavior by others. If you have a valid deed, it should be recorded. Having title insurance is even better protection.

Fraud can happen even with valid documents IMO... happens every day.  That's where the attorney comes into play along with title insurance.

If you reorganize the letters in "Valid Deed", it spells "Dead Devil"...  spooky, no?  Could be an indication of fraud, or could be unethical.  Or could be fraudulently unethical.
