WE do have some of those here, most of the time they are short sales.

If you have buyers interested, have thme offer something pretty low and see if you can get the offer accepted.  They can always back out...

the listing agent should withdraw it (not cancel...just withdraw from MLS) until the seller is ready to show it....  it doesn't make sense.

There is a local listing which is unavailable to all unless they prove through bank statements that they can afford it - at which time it will be available to show.  However, if the property is a regular property, why in the world would anyone take such a listing?  A waste of time for all.

Over the years, I have seen some mls properties that state "offer subject to inspection".  I imagine the seller can expect a lower sales price but there could be some upsides too--fewer showings for one.

 

It would certainly make for an interesting conversation on many different levels.

If this was my client, I'd have fired them. Our listing agreements call for the seller to make the house reasonably available for showings. If they don't, they are in breach of contract. Have you called the listing agent to see what the situation is?

I would see a huge red flag. If the home owner was truly interested in selling the home he would have to open up spots for showing. 400 days is outrageous in this market in my opinion!
