Just a waste of everyone's time. It is also insulting to cooperating agents, because buyers feel their agent is not doing their job to get the buyers in the property. The listing agent needs to cut the cord on that one and save the public & professionals the waste of time.

400 days is a red flag; would not want to deal with that listing team.

My first broker used to call that a non listing. It's listed but it's really not for sale.

Must not be interested in moving.  Probably playing games with the bank on a short sale.

WE do have some of those here, most of the time they are short sales.

If you have buyers interested, have thme offer something pretty low and see if you can get the offer accepted.  They can always back out...

Sounds a bit strange - most people that are actual potential buyers will want to see the place, inspect, etc. Clearly, this seller has no interest in selling.

Depends on the price, and if they plan on participating with getting it to settlement.

Maybe sellers maybe agents.... you do not know that. 

the listing agent should withdraw it (not cancel...just withdraw from MLS) until the seller is ready to show it....  it doesn't make sense.

Ask the listing agent what's going on. They are likely very frustrated too but may have an explanation.  

I would call the listing agent.  You never know what may be happening.

No showings, no offers! Hence 400 plus days. Why would a listing agent waste their time?

Time to talk to the listiong agent and find out what is going on.

Sellers are not motivated to sell.

There is a local listing which is unavailable to all unless they prove through bank statements that they can afford it - at which time it will be available to show.  However, if the property is a regular property, why in the world would anyone take such a listing?  A waste of time for all.

Over the years, I have seen some mls properties that state "offer subject to inspection".  I imagine the seller can expect a lower sales price but there could be some upsides too--fewer showings for one.

It would certainly make for an interesting conversation on many different levels.

Like a fly caught in a bottle. They want to get out but can't figure out how.

If this was my client, I'd have fired them. Our listing agreements call for the seller to make the house reasonably available for showings. If they don't, they are in breach of contract. Have you called the listing agent to see what the situation is?

That is so wrong, who would take a listing like that?

Seems like they might be forced to list but not to show or sell.

Could the listing agent be encouraging this so they get both sides?   Have you contacted the agent?

You can not sell a home that a buyer can not see. PERIOD. I go over this with my sellers upon listing

If a property is listed here on MLS it must be available to show.  If there are time period blocked off, teven for 2-3 days, hen the listing MUST be suspended.. that is our Board rules.

It may affect the price and time on market, but some bargain hunter may pick it up eventually.

If my listing I give an ultimatum.

I would see a huge red flag. If the home owner was truly interested in selling the home he would have to open up spots for showing. 400 days is outrageous in this market in my opinion!

It makes me think the sellers aren't serious. 

They better have this in their listing agreement.
