All you can do is tell them what your experience is. The problem is there is no empirical proof of this... some clients will listen and some won't. At the end of the day, it's their house and their decision. I often say if I could get $100 for each time a client said to me they wished they had listened to me and taken/negotiated the first offer, I could retire.

I tell them exactly that, and tell them that any offer is a starting point. I also tell them to not take a low offer personally - it's all good. I know you said "full" price offer, but if it's a full price offer, they would already know that's a good-news story.

It depends. You know your market, if it is not looking like a fast sale with multiple offers, suggested them at least to sleep on it before discussing or turning it down.

It starts before I even start showings. I show them the range of values, what the home is worth, what we should ask and where offers may come in at. I do let them know why first offers are usually the best being that those buyers who lost a dream home previously will make their best offers first, fast and right up front.

A full price offer on day one of the listing suggests the ball was dropped earlier in the process.

       I tell them at time of listing that Tallahassee is not the screaming hot real estate market that you read about in USA Today or hear about on the TV news.   We have an ample number of houses for sale; there is no shortage.   Tallahassee houses do NOT typically get "multiple offers" (unless you want to set the list price really, really low, which I do not recommend).   I show them in MLS how many houses they are competing with, especially the new subdivisions.

If the house is priced t market value and you receive a full price offer, I would tell them it generally is not going to get better than that. They could hold out for more but they run the risk of holding onto the house for much longer. All depends on how bad they want to sell.

It has been quite some time since one of our listings only received one offer at a time. The market will change at some point. Now, if a good offer comes in right away, the sellers believe that it is only the first of many. That is why it is necessarhy to establish offer due dates to manage the process.

Not in today's market it's not. The first few offers are always low-ball cash investor offers, the next wave of offers is principle buyers. So, that old adage is reserved for specific market trends.

If there aren't multiple offers it IS the best offer... at least for the moment.  Every day a house is goes unsold costs money (mortgage, taxes, insurance, maintenance, blah, blah, blah). Factor that in and let the negotiations begin.

Before getting the listing live, I explain that the first week it the key to geting top dollar for the house.  Serious, solid buyers already know whatelse is out there and have seen everything. They will be the first ones to come nad see the house and put an offer in.  If they like it, they will submit a good offer.

Those types of buyers are not out there week 2-5.
