I live 3 o minutes from the Ocean and the lakes region of NH. I do list and sell in both and both are affected by the seasons. Most buy in Spring. Most sellers want to list in fall after using it all summer. They find buyers looking in fall but who do not want to carry it all winter.

The dynamics of real estate here results in one demographic replacing another as the seasons change. IF an agent specializes in SFH for those with kids in school. the seasons will significantly impact their business. This is one of those issues a 'niche' marketing plan can backfire.
