Know the home. Present the home to everyone who comes in with a Features, Benefits and what this means to you as a buyer presentation. Have stories from the owner about what they liked about the area and living there. Know the most natural comparables currently on the market and be willing to discuss and if needed show them after the open house. Build relationships, especially with neighbors who may be listing in the future.

Open houses need planning to be successful... Market it through Social Media, send flyers out to the immediate neighbourhood and to other agents. A positive mindset is very important, and greet everyone with a happy face. I also have everyone register on my ipad to my Open Home app and they show Photo I.D. I have had lots of success with open houses.. and have sold many properties this way. I'm not sure about other agnens, but my intention when I have an open house is to sell the house... whether I sell it myself or another agnets does... and if I gain a few leads from it.. that's a bonus!

In a steaming hot market one only see serious buyers ready to make an offer. Often I make OH on Sat/Sun and Tues accepting offers ready to counter offer back and put pending around Thurs.
However, this year a condo listed for $899K near SC Kaiser Hospital or 1.5 mile from Spaceship receives 26 offers and hammered at $1.35M in 4 days while a properly priced home at $1.15M received only 2 offers sold at $1.19M 10 days later. These are identical units.

There are five legitimate reasons to host an open house for a QUALIFIED house.
By default, an open house without a defined purpose is an open house designed to spend time and very suitable for delegating to ohters.
Let's talk about just one of those legitimate purposes EVERY agent embraces but does not understand. That is the PURPOSE stated to be SELL THAT HOUSE!
Here's the deal. Actually having a plan, a real plan to sell the house is why the agent was able to offer a 45 day listing agreement. With a plan it's a done deal.
And the listing agreement goal is, 'This house will be sold on Monday (if not sooner), the day after the open house which is Fri, Sat and Sun.
Dear homeowner, to have a legitimate event I need your commitment to get your house sold. Those commitments include:
1. Meaningful Incentives
2. Agreement to marketing plan formula and budget.
3. No access until event.
4. Absolute commitment to sell.
But that is NOT what a 'sell the house' open house is that most agents host.
Once a legitimate PURPOSE has been established the implementation followed must align with the event.
As can be seen, a properly purposed open house DOES require a trained team for high conversion and safety.

In our area, most buyers have some real estate app or other on their phone and they are notified of new listings and open houses. We advertise the open house on all the appropriate real estate websites and the buyers decide which OH to go to. Holding the home open gives maximum exposure. Otherwise, buyers would have to be accompanied by their time-challenged agents in order to see the house. Most visitors, whether engaged with an agent or not, visit without their agents…simply because then can. The house is sold because of price, location, and presentation.
Meanwhile, we obtain leads!

I look at open houses as prospecting opportunities which means that the seller may not benefit as the right buyer may not come along. Facebook ads, tweeting and posting blogs and tagging as open house on social media is certainly helpful.
