It probably depends upon the area - I'm in the Charlotte Metro region and I have a wide variety - SFHs, condos/townhomes, 55+, land, new construction...and in all price ranges. 

Area and Price win today.  Price Range is hot in the $150,000 to $250,000 price range.

I am seeing quite the variety also.

The cycles change at different times for various types of properties and locations.

high end is the only range where they're not standing in line with numbers like the deli....

Depends on the area.. it will almost certainly take a little longer to sell a $2,000,00 than it would a $500,000 home..the buyer pool is certainly diminished. Condos are moving but the prices have not escalated as much as detached homes.

We have no scarcity in our upper price points

We have a shortage of affordable homes in our area. They get a lot of attention.

There will always be less action on properties priced over a certain amount in my market... but they still sell and can sell quickly if marketed and priced properly.

For me for now it is first time buyers.

     Here in Tallahassee, $250K and under is moving. 

     $300K and $400K more days on market, north of $500K many more days on market.

Anything more than $50k  over our median price point takes significantly longer to sell than those that are at or below the median price point.

Mike, it depends on the local market area and then the neighborhood and prices. And when there is low inventory, everything changes for both buyers and sellers. iMHO, our Santa Fe luxury home market depends on marketing and exposure and size of the home.

Specific areas, schools, price. 

Out here it starts in March & April with condos, then moves to SFRs in the lower prices and eventually moves up to the high prices.  Progression is every 1-2 months the categories change as people move up.

Anyone in the business gets a sense of what is going on. For instance we all know its a sellers market for everything/anything. There was a time when condos would come and go and houses were slow. Now it all is moving 

Based on market conditions the trend shows first in SFH or new construction.

Condo/apartments are the last to benefit.

It becomes contagious when the sold prices are not justifiable. 

We are seeing a greater increase on starter homes and a big demand for step up homes. The lucury market has slowed.

from my 26 years experience it is both price point and regional.  When much of the country was back to growth we were still falling and when it turned... starter homes thinned inventory and moved in price long before more expensive larger homes.
