Organize - YES! They work and I have a great story to tell later in the month about an Open House. I don't want to jinx the Closings!

Open houses, in my opinion , are the best method of getting new clients.Not usually sell that house, but can. It does put new people face to face and is a big benefit.

     I have held two open houses in the last 3 years. 

    Waste of time, unless it's a screaming hot market, or maybe a builder model home in a new subdivision.

I have done hundreds maybe a thousand in my career.  I will still do one occasionally though not like I used to do. I have a routine that I stick to and prepare for.

we hold open house events every weekend and I do the marketing in advance beginning on thursday....it's a great way to secure new business.....and we have sold many homes at the open house...

No and no. On occasion, I've made an appointment to show a home when an open house was scheduled in any event.

Out here in Ventura County, CA they are still done and fairly effective, so long as your goal isn't to sell the house.  Very rarely (though it has happened to our office and almost happened to me last year) will a client walk in to an open house and want to buy it.  I did sell a house two years ago that way, but they went to the agent who listed their house instead of working with me. 

Primarily open houses are to meet the neighbors (who may be interested in selling their home) and to try and pick up buyer clients (who often times also need to sell their home). 

As far as coordinating them, you start advertising no later than Wednesday or Thursday (although sometimes fri/sat still works if there are several in the area).  You put enough signs out for people to find you easily and I usually have a couple people there with me.  Ours are usually from 2-4 and I find that 3-330 is dead but the rest of the time is busy and the two of us working the event are busy, often with multiple groups of people at a time.  Now of course, that's on a vacant home.  If it was occupied, we'd accompany them everywhere and only have one group at a time.  We've had a third person managing a queue out front before.

I held one open house in 2017. Most all that I do has a plan of action. 

Open houses can prove to be very beneficial, and in fact I have sold quite a few that way... It is also a way to pick up new clients and I have done that very successfully over the years.... I always make them "sign-in" on my iPad (Open Home Pro) and show photo ID.. My Open House Signs display Photo I.D. is required.  I had one lady protest about signing in... and after a brief conversation she did sign in... and she ended up buying the home..

2 important things- the listing has to be a "hot" listing for me to do an Open House. Those sell that way.

2- I advertise 2 weeks in advance so plenty time to get the word out & for people to plan to come. 

I do not, and have not done an Open House in years. There are, however, areas where they are very effective. It is a local play! 

Nearly all my listings sell so quick, i do not need an open house. It is time spent better else where

Yes, I'm not sure organize is a good word for it. It's prepared for & the rest is up to fate on whether people show up or not.

The ROI ... if hanging around a property for two hours waiting, hoping, staring at a plate of dried out donuts works, pour on the gas and do more. If they help you get listings, impress sellers, put on the triangle sign and arrows announcing open house today boys and girls. Video is your open house on demand that buyers want and that get way way more exposure with your ROI!

I do hold open houses, I market them, print labels for water bottles and fliers, install open house signs( many). 

I hold Open House Events as often as possible since I do sell many listings at them

Is there a routine?

YES. However, there are five legitimate purposes for an open house. Without a purpose the agent is simply spending time.

The routine varies based on the purpose.

I don't do them any longer; however, when I did I had a plan that I followed.
