Open houses, in my opinion , are the best method of getting new clients.Not usually sell that house, but can. It does put new people face to face and is a big benefit.

Out here in Ventura County, CA they are still done and fairly effective, so long as your goal isn't to sell the house.  Very rarely (though it has happened to our office and almost happened to me last year) will a client walk in to an open house and want to buy it.  I did sell a house two years ago that way, but they went to the agent who listed their house instead of working with me. 

 

Primarily open houses are to meet the neighbors (who may be interested in selling their home) and to try and pick up buyer clients (who often times also need to sell their home). 

 

As far as coordinating them, you start advertising no later than Wednesday or Thursday (although sometimes fri/sat still works if there are several in the area).  You put enough signs out for people to find you easily and I usually have a couple people there with me.  Ours are usually from 2-4 and I find that 3-330 is dead but the rest of the time is busy and the two of us working the event are busy, often with multiple groups of people at a time.  Now of course, that's on a vacant home.  If it was occupied, we'd accompany them everywhere and only have one group at a time.  We've had a third person managing a queue out front before.

Open houses can prove to be very beneficial, and in fact I have sold quite a few that way... It is also a way to pick up new clients and I have done that very successfully over the years.... I always make them "sign-in" on my iPad (Open Home Pro) and show photo ID.. My Open House Signs display Photo I.D. is required.  I had one lady protest about signing in... and after a brief conversation she did sign in... and she ended up buying the home..

2 important things- the listing has to be a "hot" listing for me to do an Open House. Those sell that way.

2- I advertise 2 weeks in advance so plenty time to get the word out & for people to plan to come.

Not all houses are open house candidates.

Is there a routine?

YES. However, there are five legitimate purposes for an open house. Without a purpose the agent is simply spending time.

The routine varies based on the purpose.
