Home warranties typically cover systems that are not covered by homeowner's insurance such as repair to the heating system, appliances, etc. In Oregon, a request for a home warranty is written into the purchase agreement and payment for this is open to negotiation between the buyer and the seller. Often agents will purchase these as a generous closing gift for their buyer.
