100% unless waived by buyer (very rare outside of investors). I've had very good results with them, just depends on the company and the sales rep behind them! I do a fair amount of business with primarily one company. That rep bends over backwards to help me resolve issues for my clients. That's why I keep using them.

We got a home warranty on the home we bought this year. The oven would not pre-heat, so we called them up. They came out 3 times, and still could not fix it. The offered to replace it with a like model. We looked up that model and it was listed for $1099. Siince we wanted to upgrade, we asked them to give us the cash instead. They gave us a check for $600, and when we questioned it, they said "oh, we don't pay those prices"

For rental properties, home warranties are essentially WORTHLESS. Time is SO of the essence, and management needs to have maintenance guys at the ready to handle ESPECIALLY HVAC issues (in my area, huuuuge) and anything else that would impact habitability. Like, yesterday.
Waiting for the contractor to get back to you in 24-48 business hours, then they come up, assess, wait forever for authorization, then they need to go back out for parts and another 24-48 . . . it just creates too many problems that should have been solved.
For an owner-occupied residence . . . well . . . I am glad to have always had them. I am running out of companies to fire, though. LOL

In Dallas it's common for buyers to ask for home warranty coverage from sellers. I have a personal experience with one and am not very happy with it. That doesn't mean all home warranties are bad, though.

The sellers paid for a home warranty when we closed on this house 12/20/16. We paid a little extra to get the upgraded warranty. We have had four claims since February. As a result of the first claim, we got a new refrigerator; and the one in this house was not very old, I guess it was just a lemon! My answer is a resounding yes especially if the house has any age to it.

In our area, it's tough to get contractors who will service our area. I think it's a false sense of security, a waste of money but then again you do hear stories where it saved the consumer a ton of cash.

Pretty standard practice here that Seller pays for a one year warranty, has saved my clients many dollars over the years. A couple of glitches that required intervention but claims were paid. Some are better than others and some are downright worthless, good to have a Sales Manager to contact, give them enough business and things get worked out rather quickly in my experience.

I probably do 2 a year or so. Mostly for homes around 20 years old with an original furnace & AC system. Most buyers are afraid of the big ticket items so this gives peace of mind. Is it 'good' peace of mind? Maybe not.
I offer them if needed. What do you mean rejected? I've never had an app get rejected on a home.

I think they are overrated and losing their appeal. Some sellers still offer them though, and some buyers still request them. Sellers can activate them at beginning of the listing so they are covered during the listing period. That worked well for me once when a seller with little money had his heat pump go bad during the listing. The warranty company replaced it for a fraction of what ti would have cost if we hadn't activated the warranty at start of listing.

For sellers I do not even provide a warranty. Inform them everything has been checked out. I have several other buyers offers on my desk who did not ask for anything. For buyers I may toss one to avoid getting calls. I often tell them they have a choice cash and a list of handyman.
