When I list a home, i make of list of words as I walk through the home taking notes.  This weeks favorites were Brand new kitchen. I also like fireplace and cul de sac. On this listing I have wonderful views and wooded setting.

Renovated is something that I often search for when looking for buyers in our older communities.

Cul-de-sac is also a popular term with buyers here in Charlotte.  Many of our millennials are searching for 'Light Rail' as well.

It depends on the home what words I use. Move-in ready/renovated is always something that gets people's attention. Cul-de-sac and full brick also get people's attention.

Here in Florida, fireplace does appeal to Yankee transplants until the realize they will see a fire in it two times during their ownership.

In Florida, outdoor living space, in all it glory and versions, are the attention grabbers. Hey, this space often includes pool, family room, outdoor kitchen, mandatory wide-screen and fireplace or more modern fire feature of some sort. I like to throw in Free Snow Removal just to test if anyone reads the description.

Words, descriptions, value, etc. that fit the house.  The truth about the house works for me.  No need to fluff something that isn't there ... and some things speak for their self ... no fluffing required.  Photos speak volumes.

If the ad copy is not the way people talk, it does not connect and help with the transfer of information. Ask questions to pull in the reader, video sneak a peeker. At that point in your life where you are just not a fan of stairs ? Thought long and hard about owning a home with lots of land around it? Ever dream about a waterfront vacation lake retreat for your loved ones to bee line to for year round fun? How is the property going to improve their life? See all the niche groups in the wild blue yonder audience. And single them out with more than one of them in mind. Talk to one at a time with more than one ad approach slant in whatever you hunt and peck for copy. There are so many pristine this, idyllic that wordsmiths that all sound alike. Gabe Sanders is right about the meat and potato keep it simple. List it, describe it, sell it (repeat).

I used descriptions that were most apt for the particular home and the audience I was trying to reach e.g. waterfront, easy commute, close to NYC and so on.

I just prefer a clean description of the property. I do not believe people read it or trust fancy words. Too much puffy descriptions and photoshop these days.
