1. Managment wants a $500 - $800 fee to sign a form I filled out and researched and more if I want the signature in less than 7 days.
2. Borrower or Seller thinks they can get the Board to waive the fee or sign the form causing delays as the Management company won't do it for free
3. Lawsuit pops up that Seller or Borrower was unaware- in California people sue over imagined wrongs and they live in shared walls ... all things bug them
4. Listing agent didn't know there were 2 Associations
5. Association closed for a week holiday like snow week in Southern California

They do not answer any questionnaires in SoCal, but have to deliver HOA package. Sometimes it takes time if HOA is small and not organized well. Fortunately from next year, we are allowed to accept full/partial documents from a homeowner.

When dealing with those of diminishing relevance, PROBLEMS are unavoidable.
To often the questions submitted by lenders are beyond the capability of the association staff. This problem is caused by the lender the buyer selected.
Many times the lender requires an comprehensive audit that is a cost the condo owner do not wish to pay for so is unavailable AKA does not exist.
Then there is the MIA volunteer association members. They have grown weary of PETA terrorist trying to sneak in their comfort pet.
It's a thankless job. So start getting 0n the good side before time becomes critical is important.
Those communities with a management company have a more linear path but the road to success is paved with money.
