One association responded to a question of "are there any capital improvements planned?" the president of the association answered "I think so".

Normally, the lender request the condo questionnaire from the HOA and don't have any issues.

Not huge problems, but I've had to have a "come to Jesus" moment with a few regarding what they want to charge clients for the quesionnaire to be completed, along with the time frames associated with some of them.

1. Managment wants a $500 - $800 fee to sign a form I filled out and researched and more if I want the signature in less than 7 days. 

2. Borrower or Seller thinks they can get the Board to waive the fee or sign the form causing delays as the Management company won't do it for free

3. Lawsuit pops up that Seller or Borrower was unaware- in California people sue over imagined wrongs and they live in shared walls ... all things bug them

4. Listing agent didn't know there were 2 Associations

5. Association closed for a week holiday like snow week in Southern California

hmm just to name a few

Some associations are not very attentive ... gets frustrating if you are trying to get to the closing table on time.

They do not answer any questionnaires in SoCal, but have to deliver HOA package. Sometimes it takes time if HOA is small and not organized well. Fortunately from next year, we are allowed to accept full/partial documents from a homeowner.

In our forms, the seller is responsible to provide copies of minutes, budgets, association documents to the buyer. We typically don't have problems with this.

I avoid all of these situations, including HOAs, where extra layers of pseudo govt are involved, bad enough with the real govt interference.

Yes, in a few cases - it takes a long time. And getting the condo docs does too. It makes no sense, nor do the fees they charge for docs stored online!

Florida COAs can be a nightmare.  Absurd fees, lengthy delays, failure to provide the paperwork that you and your clients need.

When dealing with those of diminishing relevance, PROBLEMS are unavoidable.

To often the questions submitted by lenders are beyond the capability of the association staff. This problem is caused by the lender the buyer selected.

Many times the lender requires an comprehensive audit that is a cost the condo owner do not wish to pay for so is unavailable AKA does not exist.

Then there is the MIA volunteer association members. They have grown weary of PETA terrorist trying to sneak in their comfort pet. 

It's  a thankless job. So start getting 0n the good side before time becomes critical is important.

Those communities with a management company have a more linear path but the road to success is paved with money.

Yes condos are tough in this area....you have your college student housing where parents purchase the units so there are2 many investors for regular buyers.

Have not personally, but had a call from an agent asking if I had the condo rules and regs as the HOA was so behind on doing it.  I was not a part of the transaction, and not sure how they ever found my name and number!
