Oh yeah, about three or four times. 

I had one that the husband refused to sit at the kitchen table during the listing presentation. In fact, he sat outside by the pool and wouldn't listen to a thing that I said. Well it didn't matter bc what mama wants, mama gets and the next day he signed everything and the rest went smooth as silk.

I haven't, but I've heard of these situations and also in reverse. It's why before listing you really need to make certain all parties to the sale are totally motivated.

It happens. One of sellers or all of them change their mind. They have a right to get out, unless you got a full price offer during listing time, in that case, they might face some significant fees.

yes, it does happen and you can usually tell up front who is on board and who is not.... if one is not, I'm very careful with what I spend for money....

Pardon my Francais, but that's a bunch of bullshit and I can't serve two masters especially when one's got an attitude problem. If one part of a couple is dragging their feet there's no way I'm taking that listing.

Not this scenerio but I was a buyer agent and my buyers had a contract on a property that the sellers were court ordered to sell after a divorce.  The wife had already moved out and the husband thought he would just dig in and stay. We had to extend the closing while the wife went back to court.

 

It was really sad actually and I felt sorry for him but later learned she was paying all the bills to keep it out of foreclosure. My buyers hung in and they did get the house.

We have had married couples who disagree - and also divorced couples who disagree.  Once we dealt with a deal with divorced couples who each had separate agents representing them in their listings and had a lot of trouble getting this closed for our buyers.

No. Should that happen I will understand I ignored my intuition and deceived myself in expecting a different outcome.

The husband, in your example, did not share a 5, 6 and 7 because those greater goals do not exist. That spells TROUBLE.

However, even this is not a total lose if the agent recognized the signs at the start (no 5, 6 or 7) and executed accordingly.

Something similar. Had an older couple who wanted to sell their second home. When I came to present two offers, the wife had a melt down and they decided they didn't want to sell. That's been several years ago and they still own the home.

Yes.  Not a husband and wife.  But a daughter who was helping her father sell their family home years after his wife, her mother, passed.  I did all the prep work (home had been vacant and abandoned for over a year) dead weeds were knee high in front and back, etc.  I held open houses, received 7 offers and Dad said ... NO.  Took it off the market.  A year or two later Dad was finally ready ... I listed ... it sold.

If I have any red flags about one party not being on board, I would have a serious conversation with them.. If one of them is not ready to proceeds, then I won'd list the proeprty as I could be spinning my wheels and wasting my time.
