So I think today that rather than Facebook fishing, I'll get on the phone, call a prospect, and I'll either take the prospect client to lunch, or a current client to lunch for a referral.

I am the VP of comms at Homesnap, and I am sorry to hear that many of you haven't tried Homesnap or do not have a favorable opinion of it. First, let me clarify a few things.
1. Homesnap is a consumer home search tool, and Homesnap Pro is the agent version of Homesnap. In Homesnap Pro, you'll find confidential, realtime MLS listing data, agent deal flow, Rapid CMA, an agent safety timer, and many other features for agents. Consumers don't have access to the agent-only features in Homesnap Pro.
2. Agents whose MLSs have signed up with Homesnap get Homesnap Pro for free.
3. We do offer marketing products for agents, including Facebook and Waze ads, but you don't have to buy or use those products to take advantage of Homesnap Pro. There is a *lot* more to Homesnap Pro than the Facebook Ads.
If you have Homesnap on your phone, I recommend giving it a try for a week or so. Agents who use Homesnap Pro regularly *love* it. I have a long list of 5 star testimonials from agents who use Homesnap Pro, and the list grows every day. There's a reason 100+ MLS across the country have signed on; it's a better product than what else is out there and it drives a lot of value for agents.
Homesnap is also the public-facing brand of the Broker Public Portal, an industry initiative to get behind a national home search portal that sends leads to the listing agent for free. I think we've reached the point of diminishing returns when it comes to apps especially from third-party ags. There are already other ways to do what Homesnap does. I mean, the best technology is what works for you. But do you really need it? And do consumers need it? Life is noisy enough already. Don't let your board get caught up in shiny things.

I have it on my phone but haven't actually done anything with it; I did see where they will put your listings on Waze (for a fee, of course) which did appeal to my love for "cool, shiny" things for a NY minute, but then I realized it would probably be yet another thing separating me from my money and yielding nothing in return.

I use HomeSnap and I love it! It is a very cool app that bases everything on GPS location. You do not need to know MLS #s, addresses or even zip codes. If you see a property that is for sale, you open the app and it displays the info about the property AND every other listed property in the map area.
The best part is that it works across MLSs. I was recently in CA (my MLS is ARMLS) and saw some homes for sale. I was just wondering what property sells for in CA. Opened the HomeSnap app, and there was the listing. Easy Peasy.
Plus, you can send the app to your client/prospects who will then have exclusive connection to you. You can see what they are looking at and if they want more info they can message you directly.
Personally, I think it is the closest thing that agents have to combat Zillow. It is so easy to use that clients will use it instead of Zillow.
The Pro version is for agents, it helps you track clients. The consumer version for clients it connects them to you only. Similar to an MLS portal.

My board is pushing it big time too, and in the end it is not a tool that I need. Being true to your "why" someone would want to use you as a Realtor is for more important than all these shiny objects that keep getting "endorsed" by others.

It's a bunch of hooey. I'd written a post about it when it first came out. It basically places all your FB ads for you. They also push a few other features & the only one I thought was worthwhile was the show me the boundaries of the school district.
It is basically free but the ads cost. They do monitor the ads for you when completed telling you the hits etc.

not that popular locally. I think you can put your name to be seen on it. It seems to send you listings that frequently search including yours.
I doubt any pro in our area bothers with it. Agent's free head shot can be identified and hopefully you get calls for showing.
I sign up with all RE sites with my name profile and pay no ads. I do get calls from them once in awhile.

They have an excellent IDX solution if you need it. It used to be one of the best kept secrets because it was free. Now they charge a little for it but still a good deal at under $15/month.

Very nice design. Great on mobile. With some lead capture in place. And you get a free Facebook IDX search option to add search to your Facebook page.

The downside? They will hit you with a steady flow of emails selling a few other services. One of them is a Facebook posting service (I hate these) and another is for a lead generation service(I don't use it). But all you have to do is unsubscribe and problem solved.
About using them for Facebook Ads? Why would you pay anybody to do it? It's so easy to setup a Facebook Ad. Instead of paying somebody take that money and give it to Facebook for more Ad exposure.
Overall, the IDX search page alone is worth it. You can link it to your main site, use on Facebook, and for the price it's a great deal.

We have Homesnap through our MLS and it looks pretty but is not moving forward. Their gimmick is to get agents to subscribe and buy ads like Facebook. I am hearing that they are not advancing and will likely be replaced.
