Does not matter to me - what DOES matter is that the land is properly zoned for their intended use, and its attributes are going to make their development plans feasible. Check zoning, send to Development Services for the rest and it's on them.

Back in the day when Prop 203 had just passed and EVERYONE fancied themself the next dispensary millionaire, we were overrun with folks wanting to tie up multiple retail locations to hedge their bets with the State who was only giving out 27 licenses originally. We turned those away. Not opposing medicinal legalization, but I didn't want to hear they got raided by the Feds down the line.

Barbara makes a good point but then again there are exceptions. I referred a buyer looking to develop a nudist camp on vacant waterfront land. The negative public reaction would have hurt business.

If a particular area that is zoned for a business which go against your principles, then don't sell in that area - period.

If the buyer is going to do something that is illegal, then by all means, pass them off...perhaps to your worst enemy?!!

I have worked with hookers, cheaters, sex club operators, nudists, druggies, alcoholics and those with aliases and questionable means of support.

Unless they are doing animal testing or running a child sex ring,  I could care less what they want the land for.

Every home buyer has the right to be fully represented and that is exactly what I do...

You refer them off.  We have this in Oregon with grow operations for cannabis.  Our brokerage does not represent people wanting to purchase for cannabis production. But we can refer them out to agents who will.

I would think that they can only do what building and development and zoning depts will allow. Are covenants and other environmental factors involved? I think I would still represent them, but let local officials explain what they can and can't do on the land.

I remember an application I got 30 years ago. It was a well-to do lawyer who as looking to purchase a brand new Mercedes. He had the income, credit report was perfect, except for his $300K student loan. He never made a payment on it. I declined the loan, and he was so surprised. He said "but know body pays their student loans"  It felt great doing it, even though I knew he would get it somewhere else. Kinda have the same problem these days with short sales and forclosures when people just walk away just because the value dropped and they're underwater. My morals and principles can't be bought

This is an example of the great American disconnect.

We simply don't understand there are things worth dying for.
