Lordy. I have fired them all. I would stand in the doorway and prevent someone from using AHS for sure. Not just me - big class action suit a few years back. They were so bad that when I fired them, the rep also quit out of sheer frustration.
I personally have Fidelity, and I fired them too a few years back but they overall are the most reliable and the lesser of many evils.
The sweetheart of agents around here is ORHP, but they jack up your premiums annually and if you have too many claims, they won't renew at all. That happened to a client and when I called my prom queen rep, he told me "Well this is a volume business." EXACTLY - you're punishing someone for using the service they paid for while exponentially more never use it? Don't insult my intelligence. 
The rest fall somewhere in between - just like any insurance company, their job is to avoid paying claims. It is what it is.
They are all basically the same - the bigger issue is whether they have decent CSRs and vendors. That is always a crapshoot.

In my experience I recommend none of them. Sorry to be negative and it is worth a blog to say why.

Had to fire several over the years and now can only recommend Choice Home Warranty.

One of our former IT employees from our local association went into the home warranty business and is now representing Choice. So, not only is the company excellent (read the reviews) but, our local representation is top notch too!

I've used Home Warranty of America (personally and professionally) and they seem to come through. There are some I avoid. But a lot also depends where you are geographically with some of these companies.

I think a lot of the difference may be the local representation and not necessarily the product.  There is a very strong rep in our area from American Home Shield. 

My office uses 2-10 Home Trust.  I'm not sure which one is the best.  

I use a couple of companies. We should always read the fine print. 

I do not recommend any of them.

I believe most in my office use American Home Shield....

Choice and Global home.

Both insure the house during the listing period to protect the seller.

It is more a security blanket for the seller and their "what else can go wrong' fears.

I avoid all warranties.

A service person that does work for a variety of home warranty companies told me the other day that they hate doing work for HMS ( which is usually the one I use), and they love doing work for Old Republic. Personally, I now lean towards not worrying about a home warranty. I think they are over rated and not worth the trouble or the money. Better off just starting a home maintenance savings account, and hiring local contractors.

Blue Ribbon I use most the time.

I think there is not a perfect company out there, have had issues with them all.

Their program and level of satisfactory service vary each time a service call is requested, so sorry, but you are on your own.

I avoid AHS like the plague.  Fidelity and First American have been good to me on my homes, for the most part.  I use Fidelity mainly and have a great relationship with my rep which has helped my clients out.

I don't give bad reviews in public unless the company really pisses me off.

IMO one HW is as good as another

American Home Shield has been the best to deal with but I'm not a fan of any. The house always wins!

ORHP would be the best IMHO

I guess, they are the same. It depends on the rep you are dealing with. But there is no ''the best''. They are in the business to make money. 

There are several good ones. I use Old Republic primarily and hear my clients like their services.

Well, I have not found one I liked more than another

  I don't recommend any of them.  Having said that, if it makes a Buyer feel better to close a deal, then let them buy it.

Read through all the coverage carefully. There is no one size fits all!

Globe out of FL. Used them for years now.

I've been using American Home Shield for many years, our local rep is great.

Yes, it is for the houses. I sell condos.

It is for the houses, we do condos. 

I like HWA.

I have a direct line to the company head honcho and have not had a problem so far, with any of my clients.
