Have a lawyer draw one up, that's what I did. Plan to have another one drawn up soon for a different industry. One size does not fit all. Look into team forms possibly provided by your state association as well.

we don't handle the team members like that.... our team is small...I do the marketing and they do the business... I get a referral fee for each listing lead.... if they want to leave, all active listings belong to the office not the agent.... buyers, they can have!!! 

Each team is so different in structure and also each team agent.  I have never had one addendum to our Brokerage ICA and wouldn’t ever want to use any addendum as a template.one thing we do however, even with the team agent addendum is to follow up lead or referral with our CAR Form stating the referral agreement and that clarifies between the team lead and team agent. Just another layer of protection.  Bottom line is to talk to your Broker and/our Attorney.

I would not just use someone else's template. Each team is unique. Outline first how you want the team structure and compensation to look and have an attorney draw one up... it will be a legal arrangement at the end of the day. And it should include all aspects of performance.

I would think a local attorney versed in real estate would be your best choice to make.

I would have my attorney draft such an agreement. 

You will need an employment lawyer for this.

Barbara Todado is right. AS for these intrenet leads most are hardly serious leads I can not give them away...

Figure out what your needs are and have an attorney draft a specific agreement!

Be careful using someone else's agreement. Best to either draft your own and pass it by an attorney or explain to attorney what you're trying to achieve and have him/her draft it for your review.

    Hi, Aaron.

      The State of Florida DBPR/Division of Real Estate is planning to crack down on the way that teams advertise.  The main issue is that the Public does not know that they are dealing with a Broker; nor do they know the name of that Broker.   

     Among other things, the DBPR is going to require the name of the Brokerage to be in same size font, or larger, as the name of the team.

   I don't know if that's an issue in Virginia, but you may want to address "advertising" in your Team agreements.

Check the NAR site as they have a ton of info on team creation and liability.

I have a brokerage team agreement which outlines how the brokerage is to handle the team (i.e. who gets paid and who is in charge) as well as a co-listing agreement which covers who gets sign calls, etc. but nothing for a written agreement between the team members.

It's great to see what others do - for comparison reasons, but ultimately you need to make it make sense for YOU and Your Team.  Make sure you have an Attorney look it over!  CYA

See if the state has any documents pre done up for teams.  I don't believe in the team concept over the traditional brokerage model, so I'm of no help there.
