In Florida, the term "window treatments" is commonly used. It means anything on or over the window: blinds, drapes, rods, verticals, curtains, valances, whatever.
Having said that, it's best to either (1) have the seller remove anything they don't want to leave with the house before putting it on the market and/or (2) itemize everything that the buyer wants to remain in the personal property section of the contract.

That is probably a legal hotline question. The general rule of thumb where fixtures are concerned is, if you have to use a tool to remove something affixed to a wall or floor, it's a fixture.
If you're concerned about shades of gray, spell out specifics in additional language in your contract.

In North Carolina we got rid of this problem years ago and window coverings are very specifically identified as to what is a fixture (rods, blinds, built-in coverings, plantation shutters) and what is personal property (curtains).

I would take it as all window coverings unless otherwise stated ie) drapes in living room not included etc. Here anything that is secured to the walls such as curtain rods, TV brackets, mirrors can not be removed unless it is written into the contract they are not included. I write into the contract that we want all window coverings including drapes if my clients want the drapes, that way there is no mistake.

The curtains and the rods as well as blinds are how I've read it over the years. The rod hooks are part of the house. I typically ask at the listing appt. if the sellers want to keep the curtains. If they do, I exclude them.

FYI-two rainmakers have a lot to do with this home. One is a NY floor girl the other modernized the home except the blinds. Owner did not want to replace with more attractive blinds. New owners can replace the existing blinds which stays with the house beacuse of the CAR clause.
