FEMA has several nothern CA counties on lock down right now. If you had an appraisal completed before the fires started, you need a 1004D. We can't order the reinspections until FEMA has given the word that the danger has passed. I'm expecting that anytime now.
Also, insurance companies won't issue binders until the fires in their respective couties have been 100% contained. This, of course, will affect all cash buyers as well--the smart ones anyway...I just received a binder in Nevada County that was on hold for a week. Sonoma and Mendocino Counties should get a pass to continue any day now...

The reinspect is usually the declarant as to whether the property value is still sound and the security for the loan has not been compromised by damage or a changed condition.
