I get calls on listings all the time where when I'm asked the price, they reply "that's out of my budget." which tells me they do need a Realtor and they are wasting their time without one.

At an open house this realtor came back three times, each time called me while all high offers poured in.  I told him early this home sellers will counter back with multiple offer but will not do two or three times to blow the neighborhood home prices.  He came back with the lowest offer and was not countered. Rec'd a real nasty note after eMail sent out to all not accepted. "I work so hard signed 100 pages of disclosures  & reports. If we ever cross each other's path I will get it even with you".  He needs to know in this market if you are thinking sellers will consider your low offer below the market you should not mislead your client to believe it will get you to places.

He is unprepared to buy even though he boasts otherwise. He also has no idea how much things cost. 

Why is buyer reviewing sold homes? You can't buy them & the chances of those particular styles coming up again in those same conditions is nil to zero. Better chances with the lotto.

Why didn't he pull the trigger before?

When i am a buyers buyer broker, i would answer with what my opinion was. Before i do, i like to learn my buyer, know their wants, needs and such as what i like may not be what they like and what they want or need, may not be my needs. I always check comps of homes we see and if it is a good deal i tell them. If a bad deal, i can quote comps and let them decide.

That the buyer likely isn't aware of the market conditions. If the buyer saw it during an open house, wouldn't they be relatively aware of the sales price unless there was a bidding war?
