Depends on the neighborhood. Cookie cutter houses with the same 3-5 modles in a communit are easier than places with custom houses where every house is different and on a different size lot.

I remember the first time someone asked me to give them a value on their property, I have no clue how to begin.

I ended up bartering an appraisal class ( 6 weeks)  which has been the most valuable thing I have done.  I can size up a property in minutes and if I tell someone it is "overpriced", I am always spot on.
