CMAs are not hard to do - It just takes time to make sure the numbers are right. 

If you do not know your market it will be more challenging than it really is.

Lately , it has been finding comparable properties with the shortage of inventory! 

In this market, it is finding comps within the neighborhood. However one of the greatest skills is learning not just how to chose coms, but how to add or deduct for differences and what each is worth

Market placement vs. others. Listing might come in at a certain price but will buyers 'buy' that price?

Price-comps are normally all over the place and you have to compare and decide.

Doing a CMA is simple.

Kyle Beers I would say having the proper adjustments to make the comparable properties look like the subject.

CMAs are not difficult if you really know your market.

Explaining the difference between CMA value and the inspired value the owner had in mind.

"My Great Auntie Eugene said it a hot market and I could get anything I want for the house! It's a sellers market! All that is needed is a sign in the yard"

Finding the time to focus on it. It's a pretty simple process but does take a little time to research.

Depends on the neighborhood. Cookie cutter houses with the same 3-5 modles in a communit are easier than places with custom houses where every house is different and on a different size lot.

Making adjustments.

If there are no readily available comps, figuring out what to use could be a bit tricky. Otherwise, it's not hard at all.

They are not hard at all as long as there are plenty of like properties that have sold in the last few months.

They are second nature for us after doing them for decades

It depends how you do it, how much you customize it and its presentation/delivery  to your client.

I remember the first time someone asked me to give them a value on their property, I have no clue how to begin.

I ended up bartering an appraisal class ( 6 weeks)  which has been the most valuable thing I have done.  I can size up a property in minutes and if I tell someone it is "overpriced", I am always spot on.

Interpreting the data.

It varies with the property and the market. Sometimes it's easy, and other times it's hard to find the comparables.

It can be as little as pressing enter on the keyboard at times.
