They can vary quite a bit in coverage as well as cost. And there may be different plan levels, e.g., basic, upgraded, which cover different items. Certain appliances may not be covered in, say, a basic plan. I have found covergae for pools varies, including a chlorine vs. a salt-water pool. AC is not always included and may be an add on.

Typically, appliances, heating, cooling, plumbing, electrical.HOWEVER, as has already been stated, levels of coverage vary, and not all of those are guaranteed to be fully covered. It will depend on the contract. A home warranty is basically an insurance policy for the systems in your home. Additional coverages may be available if you're willing to pay extra.

Each company can vary tremendously - if your clients are looking for particular coverage, read, compare and phone the companies to ask questions.

Depends on the plan and the coverage.  What the ones I have have covered for me have been:

• Plumbing stoppages inside the house
• AC compressor issues (coolant, breakers)
• Water heater and circulating pump that died
• Replaced toilets
• Fixed leaking pipes
• Fried circuit boards on refrigerator

I always get the upgraded plans with AC coverage.  Some now cover stainless appliance replacement too.

From my experiences, REA's and sellers like to verbally embed it in the heads of the buyer that the home warranty is the ever-so-glorious and glowing "answer" to all the problems and situations that the homebuyer will have and everything under the sun will be covered.  And the best part...wait for it...drum roll...the seller's providing it for "free!!!" (right along with the money pit/POS house! )

Not as much as you might think! I've seen some people get a good result but the deck is stacked in favor of the service provider so you need to really read the fine print and know what you are buying.
