Depends on the plan and the coverage. What the ones I have have covered for me have been:
- Plumbing stoppages inside the house
- AC compressor issues (coolant, breakers)
- Water heater and circulating pump that died
- Replaced toilets
- Fixed leaking pipes
- Fried circuit boards on refrigerator
I always get the upgraded plans with AC coverage. Some now cover stainless appliance replacement too.

From my experiences, REA's and sellers like to verbally embed it in the heads of the buyer that the home warranty is the ever-so-glorious and glowing "answer" to all the problems and situations that the homebuyer will have and everything under the sun will be covered. And the best part...wait for it...drum roll...the seller's providing it for "free!!!" (right along with the money pit/POS house! )
