They have addressed the DOM manipulation here in Charlotte by requiring a 90-day wait period before DOM can be reset to 'O.' They show up as CDOM (cumulative days on the market), which I think is a fantastic way to address that old habit many agents had!

The only "manipulation" I am aware of is agents letting listings expire and relisting a couple days later to reset DOM.

Even with a break in dom, it is easy to hit the history button on our mls to see how long it has been listed and when.

Yes, it happens daily and shouldn’t be allowed.  Even thought the culminative days on market show the goal of those who exercise this practice is deception to the public and pushing the property out again to refresh I’m told.  Maybe if they did it correctly the first time with preparation and pricing this would not be needed. 

I wish it would stop and maybe fines would help.

It happens but the DOM is always an issue. It used to be that you had to wait three days if you expired your listing, now you don't have to. However, every listing has a history based on the property not the MLS number so you can check.

The new listing gets pushed to the top is my thinking on why they start all over with an old listing to make it new and just listed.

a house has to be off market for 90 days to start a new days on market count here... even if you change brokerages it remembers the address.  I did a flip that I had to wait 5 days into my listing to put back on the market to prevent for being hit with that after my investor closed in December and was ready to put on the market before 90 days.

People try it here but in our system the days on market will show "cumulative days" so any buyer's agent can easily figure it out.  Not sure if these get fined but they do get noticed by the savvy agents!

Yes.  I've reported many cases to our association.  The MLS investigator is actually a friend of mine for several years, so we have some fun banter back and forth about the amount of stuff I send her.

 

Out here the days on market resets, but we have a "Cumulative Days on Market" that only resets if a property sells or has been off the market for 90 days.  Relisting with a new agent (or different office) won't reset CDOM. 

 

I found a couple listings where this one couple were somehow bypassing this.  I've reported it and it's been resolved.  Other listings had a house built in 64 that had a 15 FOOT addition done in 2015 marked as new construction!  That's been fixed!

For DOM ... it is tracked with the property so even with a new listing the history will show.

I see short listing periods that then expire -- and are relisted in a day or two as "new listing". Luckily for us agents, we can look at the history but the public could/does get snookered. PS. Zillow does publish the listing history which is a plus for them.

Our MLS does have rules regarding manipulation. We have a 90 day period before DOM zeros out. BUT we do have a Property History section where we can check the history

And I would certainly avoid doing any business with Kevin Tomlinson. Who knows what such a fragile fellow would do if the description contained 'gleaming white appliances and matchin g cabinetry.'

Can't tweak our DOM in our mls any more. It's automatically calculated by the system. And you can't withdraw a listing and relist with day one... it shows in cumulative dom unless you've been off the market fo9r 90 days. Even relisting with a new broker doesn't take away the cdom unless you've been off for 90 days.

Somme markets odn't care but some markets include previous listings cumulating DOM. I have seen some over 1200 days!
