We went with LLCs although many of my investors do trusts. We prefer the protection that an LLC gives us.

LLC's - why? For the protection and because our attorney/CPA advised us to!

I use both trusts and LLC's depending on if it is a short or long term investment and any risk. I like long term investments to have their own trust

I have all my properties in my trust. For CA Probate it needs to be in one to be easy. Of course now I need heirs...

LLC. I believe can be set up to flow to a separate trust upon death. My clients are in the process of working with an attorney to get this all set up.

I use LLC's. That's because I just don't know anything about trusts or what their purpose is. Anyone care to explain this?

Do you want the trust sued when someone falls off the roof, or trips on the sidewalk? Your “heirs” will have a lawsuit pending before they get their inheritance!
LLC has been chosen for that reason by many, can be “passed on” while protecting rest of estate.
Consult a lawyer, fees alone on setting up different trusts (compared to LLC’s) will likely help you make your decision easier...
