I shadowed my broker on half a dozen of her listing appointments--then we switched roles and she would shadow me on mine once I started getting them. It was important that I knew how to net out the deal, to know seller costs and anticipated costs. How to make adjustments to comps. How to properly fill out forms, on paper and input to MLS. How to enhance and optimize photos for upload, prepare post cards, flyers and other marketing materials. How to develop a marketing plan. I do twice as much now as I was taught then--sometimes she calls and asks for my input. 💖👍

I bought and sold my own properties over the years, did some investing and did fine. The agents involved were so hit and miss, I got my license because I wanted to know the rules etc. That was in 2006 just before the market crashed. I picked a broker who was in commercial real estate while I was going to do residential. We used to have knock down, drag out fights about how to do things. So I studied for my brokers license, and went my own way. Real estate is not a "one size fits all" business. What works for you, won't work for me.

I learned everything I know about listing homes from actually doing it, sometimes messing up, and reading a ton about what to do.

I made many mistakes, but was able to fix them as the seller required their own purchase documents rather than the state forms. I am completely self-taught. My first broker constantly told me what a great trainer she was. The day I joined her office, she had me enter some listings into the system and then took off on vacation for two weeks while I watched the office.
