I shadowed an agent an was taught every aspect of listing. I can not approve of  any agent being sent out on trial and error. But i see it every day with agents hiring everyone with a license and no training

I shadowed my broker on half a dozen of her listing appointments--then we switched roles and she would shadow me on mine once I started getting them. It was important that I knew how to net out the deal, to know seller costs and anticipated costs. How to make adjustments to comps. How to properly fill out forms, on paper and input to MLS. How to enhance and optimize photos for upload, prepare post cards, flyers and other marketing materials. How to develop a marketing plan. I do twice as much now as I was taught then--sometimes she calls and asks for my input. 💖👍

I bought and sold my own properties over the years, did some investing and did fine. The agents involved were so hit and miss, I got my license because I wanted to know the rules etc. That was in 2006 just before the market crashed. I picked a broker who was in commercial real estate while I was going to do residential. We used to have knock down, drag out fights about how to do things. So I studied for my brokers license, and went my own way. Real estate is not a "one size fits all" business. What works for you, won't work for me.

It wasn't exactly trial and error but it did include too many errors due to a faulty "training system" in my original brokerage. 

I really like the method you described with new agents on your team and Tammy's role in their development.   It's a model that can and should be replicated.

I don't want to say too much here, but let's say I asked to be able to "shadow" or otherwise learn from a listing agent and I was not satisfied with the response.

I learned everything I know about listing homes from actually doing it, sometimes messing up, and reading a ton about what to do.

Barbara Todaro - my first deal was as a buyer and I fudged my way through the offer as the Principal Broker was not available on the Saturday I wrote the offer. I made many mistakes, but was able to fix them as the seller required their own purchase documents rather than the state forms. As a listing agent, my first client was my builder/husband and he is very, very forgiving!

We were basically trained on paper with a practiced script of sorts. No seasoned person really wanted us to shadow them (80's).  It was like learning from a pack of wolves.

I did use listing presentations from a few trainers that I can't remember who they were.

Oh I attached myself to the top agents and sat there with my mouth shut observing. My broker also "adopted" me as her pet project. Within 6 months I was top lister/producer in my CB office for 12 straight months. (I love that story-lol)

I am completely self-taught. My first broker constantly told me what a great trainer she was. The day I joined her office, she had me enter some listings into the system and then took off on vacation for two weeks while I watched the office. It only went downhill from there and she never taught me anything except how to bad-mouth every other agent / brokerage in town.
