If I were hiring an agent I would expect them to conduct every check possible, and if they asked me to do the check then they would be fired immediately.

Our office does credit checks, etc. Agents are not even allowed to see the credit reports of applicants.

 Do them all.  You don't want any regrets.

I would recommend all of the above.  If it is still legal to do so, check references as well. 

You have some good advice. 

Credit and criminal backgrounds, Landlord references, verify income and employment history, check personal references. A good background check can save you tons of headache and money down the road.

I always recommend they put their property with a prop mgmt company, sit back and accept a check every month!

Financialand criminal, then a call to references

Criminal, credit, civil, social media, physical inspections of current property (where possible).

our property management dept. also takes care of credit checks for the properties they manage...very thoroughly done...

I recommnt they use a property maanger who will do all the checks for them including calling past landlords. 

If you know what to ask for in the dialog phase, the rest verifies itself and weeds out quite a few. Relevant questions lead to the many answers needed

The proper way is all of them, credit, employment, criminal. Some landlords who rent in some areas rent to any and every one, then they wonder why they can not collect rent, have high turnover and have to evict on a higher average
