I like to setup my own appointments. It's more interaction with the agents and clients to start relationship building. And to be honest, as a buyer agent I hate it when I have to call a list office for an appointment - especially if I'm trying to set or change something after hours and the office is now closed. It's easier to deal agent to agent. As a listing agent, I like to set these up and reach the homeowner directly with appointments to let them know I am doing my job (not someone else).

I've used a centralized showing service for a good 15+ years... much more efficient and agents can book appointments on-line. If there is information I need to update for them, I can put it notes for the listing and they'll get it with their showing appointment confirmation... or I quickly email them as soon as I get email notification of appointment confirmation. I know when I am making appointments I do not want to be chasing after listing agents to speak with me. It's quicker for me to go on-line and ask for a series of appointments in one fell swoop.

I set up my own listing appointments when I'm talking on the phone to the potential sellers. Although, if one of my assistants has a friend or family member to refer to me, they do have access to my calendar and will put a hold on a spot on the calendar until I've had a chance to confirm with the potential sellers myself.

If I understand your question correctly -
I prefer to have agents contact me to schedule showings for my listings unless a property is vacant and the mls showing instructions state "go direct". This provides an opportunity to answer any questions the showing agent might have as well as to have another opportunity to connect with the seller.
