Erie has many older homes most of which have not been remediated.  Agents should be aware of their responsibility to provide the required booklet & disclosure.

I remember years ago I had four offers on a home built in the ealry 70's.  Two buyers asked for LBP testing and any remediation.  Two didn't.  Naturally, the seller went with those that didn't.

In seller markets, buyers need to consider how much they ask for in terms of inspections if they really want a house.

I don't sell pre-1978 homes very often. But absolutely, brochure is always provided in those cases; disclosures are required by law. But I've yet to ever have a client actually do a lead based paint inspection that would lead to remediation.

Pre-1978 homes are quite common in this area, and yes, the lead paint brochure (it's online) must be shared. A lead paint disclosure form is required as well. I've never had a buyer ask to have the home tested/remediated (yet).

I sell probably 25% of the homes yearly are pre-1978 homes.   The federal form must be signed at the time of contract.    Have never had a buyer test for lead, but be prepared for lead.

Fairly often, but it's never been an issue.  Lead based paint disclosures are part of every contract in CA as is the lead based paint booklet.  Most homes have been painted several times since 78 so if there is any lead paint it has long been covered up.

Yes, we have that occur quite often; and we do send out the EPA's Pamphlet (and obtain a receipt for it!).

We also pre-load the listing documents with the NWMLS Form for Lead Paint.

On the Selling side the buyer may often check the option to perform a test for the presence of Lead but, not a single one has ever ordered up the test.

Disclosures are required in CA.

Just have the popcorn ceiling removed from a house. I actually do believe that home is immune and it attenuates noise and served as insulation. Costed $1800 for a medium size home. Done.

We have many older homes in New England. Yes, hand out brochures. Lead disclosure is mandatory, but have never seen tests done.

Many of the homes we deal with were built prior to 1978.  We do insure the disclosure is completed on or before the effective date of the contract, and that the lbp pamphlet is delivered to the buyer.
