But even as Ryan Huggins - Thousand Oaks, CA mentioned nearby cities have a lot of properties where all kinds of movies are shot, I never had one so far any sex industry related. Not yet? Usually, those are big mentions whose owners rent them for a very short time and make very good money ( good for them!). As per sex club, you have to have a license ( so all info is public), otherwise it is illegal.

It looks like a really nice home that updated. The only problem with it would be the pervs that get attracted to stuff like that. Once it's on the internet, it can hardly be stopped.

In IL, no disclosure necessary (as I swing from the pole in the basment).

Disclosure likely depends on jurisdiction - my thoughts(perhaps because I'm in California) if Mrs Kravitz(the nosy neighbor from the '60s television show Bewitched! knows --- it's best to disclose and sooner than later.  

Hopefully listing agent Mynor from KW is aware of what is required in Maryland.

Interesting. I might disclose it anyway. it could get someone to pay higher so they had bragging rights of a certain type. Persoanlly it wouldn't bother me if I wanted it.

unless there's a law prohibiting disclosing that information, it's always been my policy to disclose whatever information would make a potential buyer change his/her mind... then you'll never get in trouble....

Actually, looks like a beautiful home. Not sure one needs to make a point of disclosing, although new owners might get some interesting visitors from time to time.  Knowing this would bother some buyers and not others.

 It does not have to be disclosed here only if there are latent defects. But yes I believe you should disclose it to your clients if you know.

In Florida the law is clear, as long as it does not effect the house Materially it does not need to be disclosed. The example use in most  real estate class if if a murder takes place, there is not need to to disclose.  Where I see a gray line is if there been a fire in the house in the past does that need to be disclosed?  you go into the  and you can see the smoke stains and sometime light damage, Home inspector see this  some mention it other don't? For sure that is material damage as it leave visible signs in the attic.

As for s sex club  as long as all the evidence has been removed, I would think there nothing material wrong with the house.

not a question our state bothered to include on the disclosure form ;:-)

if there were any current code violations disclosure would be required, and if it were recent with the possibility of people mosying up to the door expecting something other than a respectable family living there it would be relevant.

should one need to disclose a property formerly used as a parsonage to an atheist?

I believe in full disclosure of relevant facts but some things are just not relevant, imho, common sense prevails.

IMO anything you know about the house should be disclosed, otherwise you are hiding information that while not important to you does not mean it's not important to others. Yes, to me any death in the house, normal or otherwise is something I need to know if I'm buying the house. This sex house could be a factor in ones decision to buy.  Be open with any disclosures and don't try to hide things from the buyers

Jeff Pearl The only thing left are the ghosts of past participants. Since we don't disclose haunted houses, I don't believe it has to be disclosed. It is really up to the listing agent.

During a home hunting the agent told us that 5 br and 5 bath each had a separate exit door belonged to Madame Cat from San Francisco. As the soliders from Fort Ord, CA left guard duty, they stopped at the Madame Cat's house. Years later it was on the market it became more a traditional home, all remodeled such as above.
