Staging the home should help it sell faster and for more money. I'm thinking a stager should come take a look before all the furniture is gone. Some of it might be needed for the staging process.

Have the stager do the staging with some of the existing furniture, and have the sellers pay for it, this will allow them to have more skin in the game and encourage them to leave some Good furniture behind for the staging.

It's the seller's expense on staging and if the home needs it, I'd do it. I stage as often as I can here. I work a deal where the seller pays the first 60 days and I pay for month 3 if not sold, as long as I'm priced right. If they won't price it right, I don't offer to cover month 3. Most of my listings sell in 30 days or less so for example last year, I only had to cover one listing on month 3. But, you can strike any creative deal that makes sense to your commission and market.

For 500k house the 18k staging seems to be a stretch. But if your clients already made decision and willing to pay, why you try to interfere with your advice?

What is the standard of practice in your area? If most homes are staged then the answer is YES. If homes typically sell without being staged then you may likely get a sale at a good price without staging. Only you know your local market.

It certainly shouldn't cost $18,000 to stage a home! Rent the furniture and stage the main areas. It shouldn't cost too much to rent for a few months while you market it. The rental company will deliver and pick up so it's not very work intensive.

It is always better to have a vacant home properly statged. Sometimes the seller can not afford or just says no to paying for it and then the home should be clean, painted and free of needing work as anything damaged, sticks out more in a vacant home.
