If the listing agency is sharing a commission only with a buyer's agent, you must have an agency agreement with your mother. And you must disclose the fact that there is a relationship. Beyond that, why couldn't you act as a buyer's agent for her?

I'm also licensed in SC and would definitely represent my mother. She is legally treated like every other buyer with the exception that you have to disclose that you are related to the buyer. I do that on the BA AND the Offer as all parties have to know, "Buyer's agent is related to the buyer."

I don't know how it works out there, but in California you can represent your mom on any property in the MLS, no need for any special contracts. You just need to disclose that you're related to the buyer. If buying an REO though, you won't see a dime of commission, because of that relationship.
