Zillow is worth investigating and local ads pay-off for those investigating. Blogging so that your rental comes up on a Google search makes sense as does having a web site for your rental with customer service data, go to and what to do and not do etc....

Hi Mike Frazier we own several beach community properties that we either VRBO or Air B&B. However, yesterday while walking to my office I stopped to speak with one of my neighbors who also owns a small studio garage apt. She said she advertised on Zillow and had it rented within days and it didn't cost her anything.
I'm also looking into corporate rentals for properties located within jurisdicitions who have restrictions on STRP's. Corporations I've found are willing to pay top dollar for long term leases on properties that meet their criteria.

I know an investor that using AirBnb and has multiple unit is in Destin and it works well for him he says.
I have also seen some of his tenants and would not want to rent to those large groups. The wear and tear would be a killer.
