        Buyers who won't pull the trigger.  You show them the house of their dreams, it's priced below market, and they "want to think about it".  Then someone else buys it the next day.

I find the picky buyer that doesn't want to compromise or decide is a frustration. Good houses come on the market and the buyer pauses too long. When they say it wasn't meant to be that really gets me. A serious seller will do things to show he is serious.

Buyer--absolutely! Too high priced listing you should draw ad calls, sign calls, can send notices to the neighborhood, pick up solid buyers from the open house. Buyer? They tell everyone what a schmuck you were for not finding their dream home!

Both are frustrating.  But you can determine whether or not it is worth your time to continue to work with a buyer who doesn't buy. With your listing, is the property overpriced? No curb appeal? Seller resistance to price adjustments? You can make suggestions to your seller to improve the likelihood that the property will be shown and receive an offer. But you can't force a seller to sell and sometimes you should cut your ties to such a client - your time is better spent elsewhere.

You're right - as a listing agent you have more control over marketing, but that also depends on sellers' cooperation. With buyers, all you can do is keep trying or move on.

This may be more related to the agents ability to 'harvest the ripples' they create with every activity.

For example, a buyer agent should visit homes with the intent of writing a blog or market report about that community.  It is very likely they did much of the research while scheduling the tour.

A agent for the seller must have an understanding of the ripples they create so they can be prepared to harvest to resulting activity.

If the agents thinking is so small all they see is one buyer transaction and one sfh sold, frustration will be their constant travel companion.

For example the last two 'market trend' blogs I published on AR are the result of harvesting the ripples.

Actually both are frustrating, sad to say Jack Lewitz!  Which is 'more' . . .  hmmm . . .  when the Buyer doesn't buy even though 'all' of their boxes are checked off, but now they are getting picky about wanting everything 'perfect', or, when the Seller's house does not sell after 2 price reductions, has no up-dates, and they are no longer living in the state and not willing to make any changes . . .  they are about equal in frustration!!

I may be in the minority here, but my stress level alone on a house that doesn't sell makes my decision for me. 

Buyers dont blame me if they can't find a house to buy, but they may blame me if the house doesn't sell.

Buyers may need some "counseling" and soul searching to feel comfortable with the purchase, but in the end they do.

I had a client I called "Perma-client" for a while- backed out of 2 deals, I was almost ready t give it up, but I really had a sit down with her.  In the end she bought one, and gave me 2 excellent referrals.

The Seller thats house wont sell - I find it fun to go look at homes and learn about people, but Sellers can get pretty upset if their house doesn't sell like they think it should
