A combination of 1 & 2 will reveal the positives and negatives of the house, in the eyes of the current owner.

 #1 needs the "why" and "why not" sub questions.  It's probably a great start for disclosure purposes.  

#2 is more of a place to determine some marketing points.

Why just one?  #1 would have to be accompanied with a follow up question of Why or Why Not with the yes or no answer. #2 gets you the attributes the homeowners like and #3 that attributes they don't like.  Why not ask all 3? What is your purpose - for finding them a new home?  For listing and marketing their current home? -Kasey

I'm going with 3#.  Because it will list all the attributes lacking and help build a better picture of what the client is seeking.  

I recently played Shark Tank with my clients.  After we viewed a home we would discuss it in the car.  They would like all the things they did not like and complete their list with ... and for that reason, I am out.

I like #2.  It can be used for sellers and buyers and is strictly positive.

#1 can be negative if they don't like the house and is only applicable to sellers.  Plus I don't see that as a question I'd ask.

#3 focuses only on the negative and I like to keep clients positive.

I tend to look on the bright side so would ask question number 2. In fact I ask that of every seller. The other 2 questions tend to take in too many other factors from neighbors, financial status, location, timing or personal problems that could affect their feelings.
