If I had it to do over again I would hire a coach. Don't listen to the 'sometimes' well meaning folks around you. 

Find a managing broker with whom you have chemistry who can be your mentor or find you one. Along the way review the articles Fred Griffin suggested! Good luck!

Read the posts that Fred Griffin linked to.  Then go to the AR contests and read posts written by seasoned agents, especially the entries to the What Tools or Systems Do You Love and The Challenge of Work/Life Balance challeges.  Lots of great information in those posts.

Work hard, but work efficiently & work smart.  Don't try to do it all on your own.  Best of luck! -Kasey

get as much training as you can, stay in touch with your broker and ask lots of questions and like Michael Jacobs said, find a mentor.

Work every day, and it doesn't have to be doing the same thing - there are many ways to Market, and even when you have a Buyer and/or a Seller, don't stop Marketing Anne Garcelon.  Whether it's Open Houses, just meeting new people wherever you go during a day, farming your niche, sending out Helpful Hints to neighbors in your niche, or whatever works for you.  Don't be afraid to 'step out of the box', and be genuine.  Marketing does not take a break when you have a client, because you are building a base, and when you are a newbie, you do this every day.  Wishing you The Best!!

Participate fully in AR everyday, you will learn, find clients, and build a network.

Network every day and build your database.

You have to ask for business and show why you shoud receive it.

Remember you are on the same learning curve as we all are as no one has been here before even unto the moment they are in. Using this, forgive yourself and others as you travel and unravel it all. Goodness shall travel with you and what is yours will come your way. Make a good home for it

Set a realsitic goal see if you can hit the target. 90% newbies do not have any transaction at the end of first year.  I have also seen those with clients and money ready generate 7 figures income after 2 years. Some can strike on their own after 3 months talk like a pro.  

Those 90% will drop out or have 1 sale and disappear. 

I'm with Kathleen Daniels ~ what specific advice are you looking for?

Make sure you have at least 6 months savings to live on and go get the business!

learn to market and your phone will ring with new business consistently....period.

I echo what Fred Griffin and Michael Jacobs say. And you will learn alot about the business by reading and participating here on AR!!

I've heard "Run!" mentioned to some.

Patience andwillingness to learn and to help everyone at every opportunity he will quickly develop the reputation of an upbeat and very positive agent and that will snowball into your success

Have financial reserves.

check out a number of brokers first to see what a good fit for you could be,  listen to Tom Ferry You tube, it is free and he is one of the best coaches around.  Even go to his Las Vegas Summit in August, it is worth every penny you  spend, you will see a great return.

Don't gamble your money on gimmicks. Manage your money. Take your time researching and set up a reliable website. Pay attention to what productive agents in your office are doing.

Call everyone you know and call often

Work for a broker who will teach you hands on. Dont become part of a real estate sales mill where they charge you for everything and get little in return

Work hard, it is not a part-time job. Put money aside for the lean times and pay your taxes.

Find a good mentor.  Ask your questions here.  Don't buy leads, that's a fast way to empty your wallet.

Quit before it sucks that precious life away from you! 

You're starting out in the right place and will find many good answers here.  #1 is find a Brokerage that has training and qualified mentors who care about your success and will train and guide you correctly.  Listen, learn, repeat.  Never stop learning as this business changes and evolves constantly. Congrats on your decision to be in this great business.
