Tough to get people to act in unison, best to have them agree before wasting your time.

Lots-o-times. Husband doesn't want to commit until everything is perfect which it will never be. He's a staller.

It happens..just part of practicing real estate and learning to deal with differences of opinions in a household.

The way our market is right now you can not list your house without having bought another one. Our rental market is very tight too to that is not a real option either.

Agent needs to understand the two needs (her excitement for the next step & his protective mode to be sure his family isn't left high, dry & homeless) and educate them on how it all works (i.e. contingent upon finding a home of sellers' choice).   Remember:  Happy Wife, Happy Life!  :)

That sounds like an opportunity for a sit down with both of them where the agent says something to the effect of, "SNAP OUTTA IT! You guys have to agree on a plan. I'll wait"

Too often!  I tell them to let me know when they're BOTH ready!!

That's a rarity in the second home market. It hasn't happened to me in a long, long time or any combination thereof for that matter.

I can't say that is a problem in my area. Most sellers contact me when they are ready to move forward.

Oops, if they can't agree on time of listing how will they agree on purchase, much less type of house, offer price, etc.?

I have not encountered that ... at least not that I know of. It may have been discussed before I was called. 

There are many times there is a difference of opinion on when to list. But taking a listing and note that the sale is contingent upon seller finding a replacement property has worked great in our market. Buyers are willing to be "on hold" waiting for the seller to find their home and we have successfully closed many of these deals.

that's common..... the safe way is best, but they can't always have it their way...it's a seller's market...find a home and list your home at the right price....

They may need to find a home first.

When I do encounter that situation, I step back and throw the boxing gloves into the ring. And wait...until they look at me and ask for my opinion. Does it happen often? No; fortunately.

I haven't had that exact situation but could definitely see it happening.

Usually it's the other way around.

It happens, not too frequent.  Out here you need "One to list and two to sell" so the wife can list the house herself.

Some one wants to see homes first. After showing 100 properties they decide not to sell. 

I've never tracked this stat but it does happen, it also happens in reverse as well

I haven't had that experience yet but there have been plenty of other disagreements!

Quite often but it could be 50/50 for me who wants to list and who needs to find a new home first
