I've never had a contract canceled. I've had contracts terminated due to a contingency, underwriting issue, committement letter issue.

I do everything i cn when writing them so they do not fall apart. When a deal is ended, it is in writing and follows the original contract for relief.

If you have to cancel, what can you do? Sign all paperwork fast and move to a next buyer or property. 

Get it done, journal on what happened, learn from it.

Keep on moving, but give yourself a moment to collect yourself.

I follow the contract and in accordance with the Bureau of Real Estate here in CA. Make sure everything is signed, dated and copies provide to all the appropriate parties.

"How to cancel or terminate a contract"  means you follow the published instructions.

Just like putting on your socks in the morning, it is not a big deal...if you read and follow the instructions. Toes go in first and get signatures on the right documents.

As is dictated by the contract and the laws of Virginia and never ANONYMOUSLY 

Mark them canceled, and move on.
