Appropriate:  Act like you would want someone to act if they were in your own home.  Be of service to guests. Know they neighborhood and be able to answer all questions regarding the home. It is okay to pass gas if you need to ... just don't do it while someone is standing next to you. That is just rude anywhere! 

Inappropriate: Eating the sellers food.  Ransacking their personal belongings. Sleeping on top of the bed - or worse yet ... having inappropriate "relations" (sex) in the house. I only mention these things because there are known "cases" of these things happening.

Which party?  Listing agent, buyers agent, buyer, seller?  I'm not sure I understand this question.  I would think normal common courtesy & respect would be good behavior and that inappropriate behavior should be obvious. Bad behavior:

"Welcome! You and your ugly dogs are welcome to roam through the house, jump on people and make themselves a nuisance. I'm sure the owner won't mind dogs on the sofa."

1.  Thinking that every buyer that walks into the house belongs to you.

2.  Asking the buyer about their personal finances.

3.  Telling the buyer that if they are interested in the house they have to purchase from you.

Most often inappropriate is sitting on the couch watching tv or playing on ones phone. Any ignoring those that attend the open is house is bad.

This question always stumps me. I do not see inappropriate behavior at open houses unless it is by the prospects or their children running through the house touching things.

I assume you mean as an agent holding the home open. Greeting people, asking them if they have questions about the home. Offering information about the property. Being professional. Dressing appropriately (professionally!!). Treating the seller's personal property as personal property and not abusing anything in the home.

Anything obnoxious by guests or their youngsters.  Handling anything of the sellers that is not theirs.  I've had one set of kids start the TV & try to play games which I stopped immediately. Told them they had to go outside.
