Seems like a strange way to word the question.  Every brokerage has different opportunities and options for agents and their splits may reflect that.  It's not necessarily old school to pay a split and new school to not.  In many cases the split is worth it for what is provided or else agents would not remain loyal to that brokerage or brand.  Everyone has different needs, that's why there are a gazillion different brokerage models.  100% brokerages have been around a long time and still agents choose other models for various reasons. -Kasey

I would not. Despite technology you still need  place to meet clients, for clients to drop off what can not be scanned and emailed.

I already get 100% of my commission with RE/MAX. I pay them a franchise fee and a monthly fee. I've looked at flat fee brokerages and by the time I'm done with per transaction fees and in many cases a franchise fee, it's six of one and half-dozen of another... but I've still got the powerhouse RE/MAX brand behind me and physical facilities I can use to meet with clients when needed. Basically supporting what Barbara Todaro said, as well.

There are many full brokerage commission brokerages where there is a conference room, fax, receptionist, free printing, in house mortgage and legal advice. You need to find them.  

For the name brokerage what leads do they provide to you to share your commission? 

The same applies to desk fee, escrow fees ....

When tired of commission split it is way cheaper to buy a name franchise or public companies than buying a new import car. You are the owner.

Probably not. I think the general public prefers to see established brick and mortar offices where they can meet with agents, park their cars, etc.

I am with a 100% broker, but I wouldn't be with them if they were virtual only. Brick & Mortar baby, it's kinda the law in CA unless you know something I don't?

   I have been a solo Broker since 1993.  I don't "give away" any percentage of my commission to an office where I hang my license.   So it's not something that would appeal to me, thank you.

100% commission is a fiction.  You have to pay to get it.  There's always a trade-off.  And as has been said by others, it depends on what you need/get for the split. May work for some, not for others.

Those 5% and 100% companies out there really have not much to offer. They charge for everything extra an agent would need and want. The old named compaines (Yes I was with Big Blue for my first 6 years) they are still doing business today the way they did when I started in 05. Basically you get what you pay for.

 Our brokerage offers a myriad of commission arrangements, including a 100% arrangement that charges a transaction fee.  There is something for everyone, yet also available are: 2 full time non competing brokers who are always available to answer questions; full time graphics staff; office staff 7 days a week; supplies; conference rooms  and many other benefits that I enjoy.  Maybe it's just our particular market, but my clients would not appreciate meeting at Starbucks or Panera. 

For me, this business is truly about the client and the support my office offers;  it's not at all about how I can squeeze every last dime out of a transaction.  I'm happy to pay for good support and a brokerage name that has a good reputation and is one of which I can be proud.

Why? 'Accustomed to giving away' suggests  you think we are unaware of our business structure.

100% and flat fee tells me the statement is incorrect.

But what I really need to know is "Why I should spend $10,000 to re-brand and disrupt my current business?" To potentially save 5%? I don't think so.

I have a close friend that recently changed to a 100% brokerage. Still has a local office, some training and pays a transaction fee per closing. It works for some.  There is a time an agent feels they are ready and I think if it's a good fit - Do It!
