The other day I presented a full price offer on a duplex. Buyer is doing a 1031 tax deferred exchange.

Agent says that it will probably not get accepted because seller does not understand a 1031...and neither does she.

My first thought is "agent is dumb".

I expain in simple language and send her printed info...they take an inferior offer because of the 1031.

My second thought is "agent is dumber than I first thought".

Sometimes the second thought confirms the first thought.

Life goes on - you can't change stupid and most of us don't even bother trying any longer!  As to Mike & Eve Alexander - must be a thing of the south (shaking my head!) - just had the same thing happen to me when my client decided to do that with a sale (we were just under Contract)!  The BA said, "These are like short sales - aren't they? We don't have time for that!"

The older and wiser and stupider and lighter and heavier and cracked open I get, the more I trust my instincts when they say the jury is out. Usually to a liquid lunch.

I do not judge others for what they do what they do and say what they say, but I do have allergy on stupidity. We are very lucky that we can keep our thoughts to  ourselves:)

I'm sure I've provided my share of examples for others. ;)

I have witnessed an agent actually tell her clients what they should do. The result was a very devoted buyer that thought the agent was wonderful. I advise but don't insist. Maybe I should reconsider my approach.

Sometimes you hve to read a statement three times, some reveal a meaning, others turn out to be really dumb.

What one hears is all dependent on how it is presented and the interpretation .  Loved it just loved it.

I seldom if ever SEE anything in what I hear but does this mean you are primarily a Visually oriented thinker?

I can't think of one right off the top of y head, but I know I've done that.  Then was impressed with the thoughtfulness of the comment or insight.

I sometimes wonder why buyers and sellers react the way they do. Often there is an underlying reason. I didnt realize why some sellers reacted so poorly to low offers, inspection requests, etc until I sold my own first house that I had an emotional attachment to and a very difficult time letting go. All of a sudden I had empathy for all the sellers I had previously thought were being emotional and unreasonable. I knew how to step back and keep it in check for my sale but I still felt the feelings....-Kasey
