I've had account with list hub. They're ok, but it is an extra charge on top of our MLS fee. Not everyone subscribes, and many of the sites they syndicate don't amount to much activity. I got the most response from 5 or 6 of the sites on a consistent basis. Many agents would be just as well off using realbird for syndication. And in reality, your lsiting won't actually get syndicated to 700+ places. I think it will be closer to 100.

It syndicates the MLS listings to the world. I always think the more people to see the listing, the better. But that was before Zillow and Trulia! You can keep the listings from going there, but then your sellers want it.

ListHub just turned up on NextDoor. I googled for an announcement of a partnership (didn't find one) and this led me to this thread. Feels like this development could be a gamechanger for them. It's good news if you happen to have a current listing. Seems like very bad news if you don't. Thoughts?

Our MLS does the same thing, Bob "RealMan" Timm and my brokerage utilizes it as well. RE/MAX is partnered with Zillow so,our listing data is fed there, in addition to all of the other sites. Oddly enough, R.com gets more hits than Z does! You'll love the data they provide - it's quite useful!

We have it, here are my thoughts on it:
Good:
- You have complete control over who you send your listings to.
- They have a fairly good and easy to understand "rating" system as to what features the syndication partners offer (listing protection, direct attribution, etc.).
- They clearly list which ones syndicate to a second tier of sites (for example one homes magazine has 50 niche magazines they syndicate to).
Bad:
- They have (on our board) 89 "Publishers" (their term for syndication provider). Of these 89, a good portion are sites I've never heard of (like Xylopo.com) and am hard pressed to believe anyone would go there over Realtor.com
- Most of the providers do not allow you to create a profile and *try* to get your own leads, update photos/wording/etc.
- When I did an indepth dive into the publishers, I ended up with less than 5 that I felt were worthwhile enough to use
Overall: I have zero publishers enabled and have not had any enabled for at least six months, if not the better part of 12 months. Increased exposure to seldom trafficked sites was not worth it to me. The sites that offered some level of control over your listings and/or a profile did not provide enough of a "value add" for me to continue supporting them.

I'm with Ken. Our MLS has had it for several years and we do syndicate through it, but if it went away tomorrow I don't think I'd notice. Many of the sites it syndicates to I've only heard of because of ListHub and have never used them. The reports are nice if you use them, but there are so many tools out there it's overwhelming sometimes to have too many. -Kasey

The 'good or bad' must be juxtaposed with the situation of the agent.
Lets assume your MLS does not syndicate to the dark side. BRAVO!
However, ALL major franchises DO send agent listings to the darkside and receive benefit for doing so. (translated: agents who are member of a national franchise have no choice)
The agent who is not member of a national franchise that has made a deal with the devil, will benefit from greater exposure provided by Listhub.
However, either option means the agents loses control of the house data creating a real hazard for the current owner and new owner. It seems what is in the best interest of the client has yet to enter the conversation and gets lost in the flood of Success Theater, Vanity Metrics and Surrogate Endpoints thatdominate the conversation and justify the actions taken.
