Next mailing I am doing a western type of mailer with my partner where we are on wanted posters with a cowboy themed background. We are also Butch Cassidy approved.

Yes to the question that follows the question. Some people are just not comfortable doing certain things ... cold calling, door knocking, pop-bys .... I do not believe doing anything that does not "fit" with the person doing them will provide good results. Personality is reflected in marketing styles and how we communicate with others.

Online Marketing and Postcards over Cold Calling for sure. Cold calling has to harder with caller I.D. and The Do Not Call List. I hand up on and block all leads sales, grocery store ad sales, robot caller and Sly Dial callers.
Catch 22: THE BEST method to get more listings is to have a listing in the neighborhood. It's your For Sale Sign.

Listings are "gold" in our current marketplace and sell almost instantly regardless of price with the right marketing. The absolute best way to get listings is by referral. You have to do a terrific job for your clients and remain professional and upbeat no matter what. Then, the referrals actually do the marketing for you!
I occasionally do postcards but I make them actually "look" like a postcard. The last ones I did were a view of the lake from the home we were listing and our real estate information was on the back with a tagline that said, "This could be YOUR view". It worked very well and we sold the home for top dollar against other homes that were priced less than ours!

To be honest, cold-calling is not my thing and will never be. I have never had a problem finding business -- in fact sometimes I need to turn off the faucet -- there are only 24 hours in a day! I would say online marketing and referrals are my best methods for gaining business.

Of course personality is going to play into it, but even personality aside, cold-calling is going to generate more immediate leads than online or mail outs. I hated cold calling, but when I was knew and wanted listings, I did it. All the while I was building up a direct mail campaign and online marketing. Thank God I haven't had to cold call in a long time, but it works.

I used to cold call in my past life all the time. Bringing little gifts to the door openers was key. I went back to that yesterday on a "pop-by" f/u and brought the owner a sandwich. Got the listing on the spot!
BTW - As Thomas J. Nelson, Realtor, CRS points out - I had the listing next door from sign to close 25 days on market. But I know it was the sandwich!
