Seriously, our MLS isn't being very cooperative with regards to ADUs here - we have to list them as auxillary square footage and can't include them as heated square footage. Therefore, those looking for an ADU or even additional 'second' living space are finding it difficult to locate these properties. This, in turn, impacts the appraisers' valuation, unless we are there with them, to share our knowledge with them and comparables of other properties with ADUs - either attached or detached. You'd think after 5-6 years of this being in great demand, they'd understand the value by now!

No. Appraisals have been a problem across most of the country due to the fast appreciating prices and low inventory. Most people I know counter out the appraisal contingency.
