It's an opportunity here, and a growing need

The only thing here in NH, the values are no where near yours in CA, where the average house in NH is $300,000 or below. Upscale 400-500k and luxury 700k to 2 million. 

We are starting to see a few in the Adirondack's and the hills in the Finger Lakes.

Have not seen one in the burb's yet.

ADUs are becoming very popular in our market, John DL Arendsen .

we have NOT had that problem YET.... I hope we eventually see those little additions permitted in our area.... I'd love it... 

 Those additions pay off in spades!

John - I could see this becoming a bigger issue throughout the country, not just California.

Have not had any of my listings or homes for my buyers not appraise lately.

Knock on wood, thus far I've not had any issues in this regard. Don't really see ADU issues here. In fact, haven't seen one in all 18 years I've sold in Charlotte.

Seriously, our MLS isn't being very cooperative with regards to ADUs here - we have to list them as auxillary square footage and can't include them as heated square footage.  Therefore, those looking for an ADU or even additional 'second' living space are finding it difficult to locate these properties. This, in turn, impacts the appraisers' valuation, unless we are there with them, to share our knowledge with them and comparables of other properties with ADUs - either attached or detached. You'd think after 5-6 years of this being in great demand, they'd understand the value by now!

I don't ususally have problems with that.

I've not noticed any problems yet here in SE Wisconsin.  But I love those Tiny Houses ... I wish we would see some here ... I think they would be a hit with those don't want to rent any longer and have a place to call HOME.

We compare only those parts that are permitted and recorded. If the owner has a guess house or illegally converted garage, it is just a possible bonus ( or/and often a headache). 

No.  Appraisals have been a problem across most of the country due to the fast appreciating prices and low inventory.  Most people I know counter out the appraisal contingency.

It's California - the rest of us are fine LOL
